Business areas
Some of the largest companies in Denmark have located their head offices in the municipal-ity of Gladsaxe. Several business areas are bustling with activity within both production, ser-vice and retail industries. Gladsaxe has four main industrial areas:
• Bagsværd
• Gladsaxe
• Gyngemosen
• Mørkhøj
Bagsværd industrial area
Description
The Bagsværd industrial area is located close to the airport, motorways, bus and train stations, retail outlets, residential areas and is a part of Copenhagen.
Industries/companies present
A majority of the area is presently dominated by the international headquarters of Danish pharmaceutical company Novo Nordisk A/S and biotech-company Novozymes A/S. Both companies also have production and laboratory facilities in the area. Scattered among the many facilities of these two companies are facilities belonging to other companies. A smaller section of the area is home to a variety of private service, production and storage companies.
Future plans
The intention is to develop the area to the satisfaction of both new and future businesses in the area. This allows for both the building of new office structures, as well as use of already existing buildings for administration, production and storage.
Relevant regulation
The area allows for industrial use, category B and C business, buildings with a maximum of 3 or 4 stories, and minimum plot sizes of 5,000m2. For the greater part of the area, a border zone has been established to protect the residential neighbourhoods close to the industrial area. Within this zone activities which lead to nuisances in the shape of, e.g., noise, smoke or smells are prohibited.
Gladsaxe industrial area
Description
The Gladsaxe industrial area is located close to the airport, motorways, public transport, re-tail outlets, residential areas and is a part of Copenhagen
Industries/companies present
The area is divided into a number of sub-areas, each with their characteristics. The area to the North is dominated by the head offices of Danish tobacco company ‘House of Prince’, though other specialised service companies have also found their way to this area. The Cen-tral part of the area houses a mix of large-scale retailers (car dealerships, DIY, furniture), hi-tech industry, and service companies. The West and Eastern parts of the area are occupied by community services.
Future plans
It is fully intended to keep the many specialist companies already present as well as convert-ing many of the older production and storage facilities to office or retail structures.
Relevant regulation
The area allows for commercial use, category A (central-east), B (north) and C (central-west) business, buildings with a maximum of 3 or 4 floors, and minimum plot sizes of 2,500-5,000m2. Part of the area places a restriction of maximum 21,500m2 shop floor for large-scale retailers. To protect the residential neighbours and community services, established shields will remain in place and a newly planned border zone is established, which prohibits activities within this zone leading to environmental nuisances such as noise, smokes or smells.
Gyngemose industrial area
Description
Gyngemosen is located close to the airport, motorways, public transport, retail outlets, resi-dential areas and is a part of Copenhagen
Industries present
The area is currently under construction/re-development. It has until recently been the home of the national broadcasting company and is being converted into an area with both residen-tial and commercial opportunities.
Future plans
It has been decided that the area can hold office- and service companies, including hotel and residential development. A light rail connection is under approval by regional traffic authori-ties.
Relevant regulation
Retail outlets can have a maximum gross floorage of 1,000 m2. Maximum number of floors allowed in new construction is 15.
Mørkhøj industrial area
Description
Mørkhøj industrial area is located close to the airport, motorways, public transport, retail out-lets, residential areas and is a part of Copenhagen.
Industries present
A broad variety of companies are present within production and storage industries, as well as large-scale retail outlets e.g., car dealerships and furniture stores. Other prominent industries are specialist media and high-tech products.
Future plans
There are no current plans to change the status of the area, ie., primarily production and storage industry with significant storage needs.
